What are home measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser takes measurements of the home with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area and the general layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

Tax records frequently reflect the wrong square footage because the values can come from various sources, and sometimes go unproven — which means you may be paying for more square footage than you actually own!
